A turn-of-the-century apartment of 32 square metres that hadn’t been renovated in more than 40 years turned out to be exactly what estate agent Caroline Hanell had in mind when she started looking for her own apartment.

27-year-old estate agent Caroline Hanell’s daily life revolves around helping buyers in central Stockholm find their dream home. When it was time for her to buy a new apartment, the list of requirements was clear – it would be a real renovation object.
“I wanted something that I could create from ground up, just the way I wanted, with my choice of colours and material. So buying something fully renovated was not relevant for me as I wanted my own style. The idea was to create a mini one-bedroom apartment in luxurious packaging with a nice hotel feel and an optimal layout for pleasant dinners. All the apartments I was interested in had high ceilings and were located on the upper floors of the buildings with a lot of light. Later, I looked only in Vasastan/Östermalm as I work there as an estate agent and wanted to live in the same area,” says Caroline.
The apartment, which at the time of the viewing consisted of one room and a kitchen, encompassed 32 square metres and hadn’t been renovated in several decades.

“The apartment in Vasastan is located in a turn-of-the-century property from 1913 and needed a major renovation since the previous owner had lived there for more than 40 years. As part of the total renovation, I converted it to a one-bedroom apartment by demolishing the old kitchen, which unfortunately had become dilapidated over the years, and converted the room to a bedroom instead. The new kitchen was moved to the living room and given an open-plan design. Brown vinyl flooring covered the entire apartment, I replaced it with a stylish herringbone parquet that now characterises the apartment.”

Caroline, who has previous experience of renovating apartments, planned the entire renovation herself.
“I started by creating a mood board to get a complete feel of the final result. It comprised a timeless colour pallet and carefully selected durable materials to pay respect to the building’s year of construction. It was important for me to use a mix of modern and quality materials to showcase the age of the property. Naturally, wall mouldings, deep window recesses, embedded storage, high skirting boards, ceiling mouldings, ceiling roses, panelled doors and crossheads were obvious elements in the renovation,” says Caroline and continues:
The most difficult part was designing the kitchen with all the white goods that I had chosen given the little space available in the living room. I had a confined space to work with, but in the end I got the design just the way I wanted. Choosing wall colours from Jotun along with the wall mouldings from D-cor was the easiest part as I wanted a timeless colour pallet of white and light grey along with the herringbone parquet and beige kitchen.”

The result was a well-designed small one-bedroom apartment, equipped with everything one would wish for in the form of a fully equipped kitchen and proper work surfaces. The bedroom is decorated in calm colours and can just accommodate a super king-sized bed; small but practical considering the apartment’s small size.

“I am incredibly satisfied with the end result of the material choices and everything has turned out just the way I wanted, if not better,” concludes Caroline.

“The nicest part of my work is that all days are different and we meet so many nice people, and help them find their new dream home. It is also very time-consuming and gives very little free time at home but we also have the possibility of planning our days the way we want, which creates greater freedom at work.”
